Roof Repair or Roof Replacement? How East Tennessee Homeowners Can Decide

Short answer: repair your roof if the damage is limited to one area and the roof is less than about 15 years old. Replace it if the roof is near the end of its life (roughly 20+ years for architectural asphalt shingles), leaks in more than one place, or has widespread curling, cracking or missing shingles. A free inspection with photos is the fastest way to know for sure.

When a roof repair makes sense

  • The damage is isolated: a few missing shingles after a windstorm, one cracked pipe boot, or a single leak at a chimney or skylight.
  • The roof is relatively young and the rest of the shingles still lie flat and hold their granules.
  • The roof decking underneath is solid (no soft spots when walked).

Most leaks in East Tennessee start at flashing, pipe boots and valleys rather than in the middle of the shingle field, and those are usually repairable. See our roof repair service.

When roof replacement is the better investment

  • The roof is 20 years old or more, or you are on your second layer of shingles.
  • Shingles are curling, cracking, blistering or shedding granules into the gutters across large areas.
  • You have had more than one leak in the past year, or water stains keep coming back.
  • There is sagging, soft decking or daylight visible in the attic.
  • Storm damage covers several slopes. Insurance may cover a full replacement if hail or wind damage is widespread.

Repeated patching on a worn-out roof usually costs more over five years than replacing it once. Learn about our roof replacement process.

Why East Tennessee weather matters

Hot, humid summers bake shingles and trap moisture in poorly ventilated attics, while spring storms bring wind and hail. That combination ages roofs faster than in milder climates, which is why ventilation is checked on every estimate.
